1031 Tax Deferred Exchange

The sale of an investment asset, especially real estate, can create a large tax liability. A properly structured tax deferred exchange under Internal Revenue Code §1031, however, allows individuals to defer the recognition of the capital gains associated with the sale of investment assets, as long as new assets are purchased to replace the existing assets. To be eligible for the favorable tax treatment afforded by an exchange, the property to be disposed of must have been held by the client for productive use, and be exchanged for like-kind replacement property that will be held by the client for similar purposes. has negotiated a special $300 flat fee for this exchange which includes the initial property sale AND one replacement property. While WaMu is holding your funds, you will earn at least 3.01% interest on your equity which, for the average investment size, will more than pay for the exchange fee.
By utilizing an exchange clients are able to maximize their capital by deferring the taxes that would otherwise be incurred on an outright sale of their property and use the entire amount of the equity from the exchange to acquire substantially more replacement property. Properly structured and administered, an exchange becomes an invaluable tax saving tool and an integral element of the business cycle. Trust deed Investments

GREFC, Trust Deed Division invests in first or second trust deeds secured by single family homes, owner and non-owner occupied, 2 to 4 units, multi family (5+) and commercial property in Southern California. In general these loans range in principal amounts from $20,000 to $250,000, having maturities ranging from one to three years and they are secured by either a first trust deed or a subordinated second trust deed to the existing senior encumbrance.

IPS Commercial Capital, Inc., Trust Deed Division is a wholly owned subsidiary of GREFC Capital, Inc. GREFC specializes in providing permanent financing for income producing property nationwide.
Marcus Mavakala, President, has years of banking and lending experience nationwide. Mr. Mavakala is a licensed real estate broker and former Sr. Vice President, Chief Lending Officer and National Production Director of a National Bank.

GREFC receives loan proposals from various independent real estate brokers, mortgage brokers and retail customers. We then evaluate the proposed borrower and more particularly, the real property securing the loan. Our governing criteria are to limit our loan, or the total combined loans from 65% to 70% loan to value. The loan process takes one to two weeks. If the loan request is approved, funds will be requested from the investors. Once the investors have committed to the loan transaction, funds will be deposited into escrow. GREFC will have escrow prepare an assignment of the Deed of Trust and have this assignment recorded simultaneously with the closing of the loan. You will receive a copy of the Deed of Trust as well as Title Insurance securing your interest in the deed of trust.

Self-Directed IRA/401(k) Is set up with a custodian or trustee who administrates the account on behalf of the client for a fee and does not make any investment decisions or management. “Self-Directed” means all the investment decisions are made by the client. The custodian/trustee simply execute the instructions specified by the client. Unlike traditional bank or brokerage based IRA/401(k)s that usually limit investments to stocks, bonds, or mutual funds, Self-Direct IRA/401(k) accounts allow investments in real estate, private note/businesses, and other alternative assets.

Clients with IRAs may rollover the following accounts or plans to one or more Self-Directed IRA/401(k)s accounts:

In addition, under certain rules, client may combine discretionary money with Self-Directed IRA/401(k) funds in the same investment provided that the funding of the transaction happens simultaneously on the same date.
